Basic Information

Build Year: The condominiums were built in 1984 and 1985.

 

Dues: Dues are $250 a month as of January 2022. They are due on the first of every month. Fines are assessed afterward. 

Pets: No pets allowed inside the units or on the property. These application forms for comfort/assistance animals must be submitted and approved by the HOA board before any animal arrives on the property. Please request the forms by sending an email to mtogdenpark@gmail.com. Falsifying these or other ESA documents is a Class C Misdemeanor in the state of Utah.

Smoking: No smoking or vaping allowed inside the units or on the property. Any violation will result in immediate tenant eviction.

Maintenance: The owners and HOA committee members maintain the common areas. The HOA committee manages the finances. We do not employ a property manager.

All owners are expected to handle the maintenance inside their own units. To see what items owners/HOA are required to maintain, please see the last few pages of the declaration and bylaws.

Insurance: All owners are required to maintain an H06 insurance policy on their units. July 2023-2024 Association Policy No party may file a claim with the HOA master policy without filing through their H06 policy and meeting the required $25,000 deductible first.

Good Landlord Program: Landlords are required to complete the Ogden City Good Landlord program and obtain a business license before renting their unit.

Landlords are required to reference the declaration and bylaws in tenants' leases and provide tenants with other information given to owners/landlords by the HOA committee. The HOA committee members are unpaid volunteers and do not interact with tenants or property managers in an official capacity. All questions and concerns must be handled through their landlords. Please do not have your family members/friends contact us.

Tenants: All tenants must complete a background check before moving in.
